Steps Toward Home Ownership

A typical home sale brings hundreds of essential steps and tasks. While most all of them are completed by me, there are 13 essential elements to the process.
Choosing Ryan as your real estate agent means you’re selecting a licensed and credentialed REALTOR® who adheres to the highest level of ethics and representation. As a REALTOR®, Ryan will work on your behalf and represent you and your interests. You’ll be asked to sign an Exclusive Buyer Broker Agreement, which permits Ryan to represent you in your home search, show you homes, make offers on your behalf, coordinate with attorneys & lenders, and negotiate the best terms for you. Signing the agreement means you’re agreeing to work with Ryan and no other agent – essentially you’re agreeing to Ryan’s compensation. Don’t worry, Ryan’s contracts are written to provide that the home seller first pays the compensation for Ryan’s work with you, the buyer, paying nothing; or that the buyer pays only a shortfall not offered by the seller. It is possible a seller will offer no compensation and Ryan will have investigated all financial responsibilities before you commit to any home purchase. In a fun and engaging process, Ryan will work with you to understand what you’re looking for in a home — location, size, style, and budget — and help you get pre-approved for a home loan.
This step ensures that the homes you view are within your budget and align with your lifestyle and long-term goals. Ryan’s understanding of your needs makes the search process more efficient and focused. During this time, it is critical that you maintain normal expenditures and avoid any large purchases or open new lines of credit, which will negatively impact your ability to borrow money to purchase your new home.
Always Ryan’s favorite part of the journey, Ryan will use his knowledge of the local market and access to MLS listings to find homes that match your criteria. He will coordinate with sellers to tour their properties and may accompany you to open houses.
With Ryan’s help, you’ll see the best options available and avoid wasting time on properties that don’t meet your needs. His expertise ensures you don’t miss out on potential dream homes.
You’ll visit the homes that interest you, with Ryan providing insights on each property’s condition, value, and suitability for your lifestyle.
Touring homes with Ryan helps you make informed decisions. He can point out both the highlights and any potential issues, so you know exactly what you’re considering.
Before you make an offer, Ryan will conduct a CMA to determine the home’s fair market value, comparing it with similar properties recently sold in the area, current homes on the market, and those that did not sell.
This analysis helps you avoid overpaying and ensures your offer is competitive. With Ryan’s expertise, you can confidently submit an offer that reflects the home’s true value.
Ryan will help you draft a formal offer to purchase the home, including the price, contingencies, and other terms. He will then present the offer to the seller’s agent.
Crafting a strong, well-structured offer is crucial in a competitive market and will include your loan pre-approval letter and your promise of Earnest Money. Ryan’s experience ensures your offer is compelling while still protecting your interests. While money is always a key factor in a successful purchase, a myriad of other factors are extremely influential and important to a seller.
Once your offer is submitted, there may be negotiations between you and the seller. Ryan will represent you in these discussions, addressing counteroffers and negotiating terms.
Negotiation is where Ryan really adds value. His skill in negotiating can lead to better terms, such as a lower price or important contingencies that protect you. Ryan’s expertise can help you get the best deal possible.
After negotiations, the purchase agreement is finalized, and you’ll move forward with the closing process, which includes inspections, appraisals, and finalizing your home loan.
This step involves a lot of details and deadlines. Ryan will help you stay on track, ensuring that everything is completed smoothly and on time, paving the way for a successful closing.
Think of a contingency as an “if this, then that” scenario. If the property appraises at a value acceptable to the lender, then you agree to purchase the property, for example. Or, if your home inspector identifies issues with the property and the seller agrees on a plan to address your concerns, then you agree to purchase the property. There are several different contingency periods and Ryan will guide you through the process, coordinate with everyone involved, and ensure everyone on your new team has access to the property.
As the closing date approaches, Ryan will guide you through the final steps, including securing homeowner’s insurance, advising you on setting up utilities, reviewing the loan closing disclosure, and performing a final walk-through of the property.
Ryan’s guidance ensures that all pre-closing tasks are completed and that there are no surprises on closing day. His attention to detail at this stage is crucial for a smooth transition.
On closing day, you’ll meet with Ryan, the seller, the closing attorney, and other relevant parties to sign the final documents. This includes loan documents, the deed, and other legal paperwork. Ryan will be there to support you throughout the process.
Ryan’s presence at the closing ensures that all documents are signed correctly, and any last-minute issues are addressed. His role is to make sure you understand everything you’re signing and to advocate for you if needed.
After the paperwork is completed and funds are transferred, you’ll receive the keys to your new home. Ryan will celebrate this milestone with you, marking the official transfer of ownership.
